What is a "Planned Community?"

A "Planned Community" is, at its core, a community whose infrastructure is planned out from the beginning. There are many advantages to this approach to development, the central one being that by developing concienciously, many pitfalls can be avoided that traditional communities ultimately have to face, such as urban sprall, improper sewer systems and lack of telecommunication infrastructure.

When will homes be up for sale?

Once the Final Plat for Phase #1 is approved by Gem County and recorded.

What is Black Canyon Planned Community's plan for the water and sewer infrastructure?

We are exploring two options. 1) The construction on site of a wastewater treatment plant (a membrane bioreactor type system) and municipal water system to adequately supply the planned community. 2) Based on preliminary meetings with the city, we may submit a development agreement for the city's consideration and approval to hook up to the City of Emmett's water and sewer.
